These changes were made at the request of the city attorney’s office and are primarily focused on tightening up the language, making it legally defensible, and improving clarity throughout both chapters. This new draft reworks Chapter 18.29 (form zones & form types) and 18.40 (landscaping and site design regulations).
Zoning Code Update - January 2022: Draft 3 Now AvailableĪ third draft of the Zoning Code Rewrite is now available for viewing. Staff will not be able to advise on processes and procedures until those chapters are through the adoption phase.
As the time approaches, staff will update this page with process information for residential permits. If City Council adopts the draft zoning code and map on second reading on May 24, permits can be submitted after that date.
Phase 1 will include all of the residential form zones and form types that apply to R1, R1A, R2 and R3 zoning in Golden, which are the zone districts impacted by the moratorium. The adoption of the residential portion of the code will allow Council to let the moratorium expire with the confidence that a thorough legal review has been completed prior to its use in Golden land use cases. The Phase 1 goal is to complete the residential portion of the code adoption process, which the City anticipates will occur by the end of May of 2022. The initial focus will be on the residential component of the code, referred to as Phase 1, which is currently in final legal review. The approach to the zoning code adoption process, which has been shared with City Council, is to break the process into two phases.
